India Housing Trends and Price Index – October 2026

India’s housing market is entering a more selective phase. October 2026 reports show residential prices rising across major markets, with Bengaluru leading annual growth, while Hyderabad and Pune record more moderate increases. Here is what the latest price indices and sales trends mean for homebuyers and investors heading into November.

India Housing Trends October 2026: Bengaluru Leads Price Growth as Buyers Turn Selective; November Outlook

India’s residential property market is showing steady price growth, but the latest October 2026 reports point to a more selective market. Bengaluru recorded the strongest annual price increase among six major cities in Q3 2026, while Hyderabad and Pune saw slower appreciation. At the same time, housing sales remained broadly stable across major markets, and buyers increasingly focused on property quality, location and affordability.

The latest reports suggest that the market is not moving at the same speed everywhere. Some cities are seeing stronger demand and limited new supply, while others have more available homes and buyers are taking longer to make decisions. This difference is likely to shape housing activity in November.

Bengaluru Leads Housing Price Growth

A NoBroker report published in October and covered by Hindustan Times showed that residential prices increased across six major markets in Q3 2026. Bengaluru recorded the highest annual growth at 14.5%, followed by Delhi-NCR at 10.6%, Chennai at 10.2% and Mumbai Metropolitan Region at 8.9%.

Pune recorded 7.7% growth, while Hyderabad saw a more moderate increase of 5.6%. Bengaluru’s average residential price reached ₹11,293 per sq. ft., compared with ₹9,863 a year earlier.

The report linked Bengaluru’s price performance to stronger demand and a 12% fall in new launches. When buyer interest rises while fresh supply reduces, available homes can face greater competition, supporting prices.

However, city-wide averages do not represent every neighbourhood or property category. Prices in individual localities can move differently depending on connectivity, infrastructure, project quality and the number of homes available.

October Reports Show a Mixed National Market

ANAROCK’s Q3 2026 residential market review reported approximately 1,00,200 housing sales across the top seven cities, a 3% increase year-on-year. New residential launches rose 18% to around 1,14,300 units.

Residential prices increased by approximately 7% annually and 1% compared with the previous quarter, according to the report. The Mumbai Metropolitan Region, Hyderabad and Pune together accounted for 66% of new launches, while Mumbai Metropolitan Region, Bengaluru and Pune contributed 64% of sales.

The report also indicated a broader supply mix. Homes priced below ₹40 lakh accounted for 14% of new supply, more than twice their earlier share, while the share of homes priced above ₹2.5 crore eased to 14%.

Available inventory across the top seven cities stood at around 6,30,600 units at the end of Q3, up 12% from a year earlier. The estimated inventory overhang remained around 19 months, with Hyderabad at approximately 28 months. This means buyers may find more choice in some markets, but project-level differences remain important.

What the Official Housing Price Indices Say

The Reserve Bank of India’s All-India House Price Index recorded annual growth of 3.6% in Q1 FY2026–27, covering April to June 2026. The index stood at 117.5, up 1.1% from the previous quarter. It is based on registered housing transactions in 18 major cities.

The National Housing Bank’s NHB RESIDEX provides another view of the market. It tracks housing prices across 50 cities using different measures, including registered prices, lender assessment values and market prices for under-construction homes.

These indices should not be treated as interchangeable. The RBI index uses registered transaction data, while NHB RESIDEX includes lender valuations and other market measures. Their coverage and calculation methods differ, so their growth rates may not match private consultancy reports.

For readers, the important point is to understand what each index measures before comparing price movements.

Sales and Supply: Why Buyers Have More Choices in Some Cities

Knight Frank’s January–September 2026 review found that residential sales across eight major markets were broadly stable at 2,58,238 units. Developers launched 2,79,899 homes, a 4% annual increase. New launches exceeded sales for the 16th consecutive quarter.

Mumbai remained the largest market by sales volume, while Bengaluru and Pune also recorded annual growth. Delhi-NCR sales declined by 11%, showing that higher prices and market conditions are affecting regions differently.

Homes priced above ₹1 crore accounted for 55% of sales across the eight markets, compared with 50% in the same period last year. Sales of homes below ₹50 lakh fell by 14%. This highlights the continuing challenge for buyers looking for lower-priced housing.

November 2026 Housing Market Outlook

As November begins, festive-season enquiries, home-loan costs, new project launches and local infrastructure developments will influence buyer decisions. The October reports suggest that demand remains present, but buyers are becoming more careful about the value they receive for the price paid.

Bengaluru’s strong price growth may continue to attract attention, but buyers should compare localities rather than rely only on city-wide averages. Hyderabad’s more moderate price appreciation and larger inventory overhang make project selection and negotiation particularly important. In Delhi-NCR, the difference between local markets such as Gurugram, Noida and Faridabad also deserves close attention.

There is no verified full-month November 2026 housing price index available as of October 30. The next official index releases will be important for confirming whether October’s trends continue.

What Homebuyers and Property Investors Should Check

Before booking a flat or investing in a residential project, buyers should examine:

  • Price comparison: Compare the quoted rate with recent transactions and similar properties nearby.

  • Project approvals: Verify RERA registration, sanctioned plans and relevant local permissions.

  • Construction progress: Check completion timelines and the developer’s delivery record.

  • Total cost: Include registration, stamp duty, maintenance, parking and other charges.

  • Loan affordability: Calculate the EMI under different interest-rate scenarios.

  • Resale and rental demand: Assess actual demand in the locality rather than relying on promised returns.

  • India’s housing market is growing, but October 2026 data shows that growth is uneven across cities and price segments. For November, the strongest approach for buyers is to compare actual local prices, assess project quality and avoid making decisions based only on headline appreciation figures.
