India Commercial and Retail Property Market 2026

India’s commercial property market is showing strong office demand and a changing retail landscape. Record office leasing, rising high-street activity and limited Grade A mall availability are shaping opportunities for developers, retailers and property investors.

India Commercial Real Estate News: Office Leasing Hits Record, High-Street Retail Gains Ground

India’s commercial real estate market is witnessing a significant shift, with office leasing reaching a record level and retailers increasingly choosing prominent high-street locations. Recent market reports show that demand for quality commercial and retail spaces remains active, even as the availability of premium properties becomes a challenge in major cities.

The latest figures indicate that businesses are continuing to expand their office operations, while retail brands are carefully selecting locations that can attract customers and support long-term sales. This trend is influencing how developers plan new commercial buildings, shopping centres and mixed-use projects.

Office Leasing Reaches a New Record

India recorded 61.06 million square feet of office leasing during January–September 2026, according to JLL. This is the strongest performance for the first nine months of any year in its reported series.

The July–September quarter alone accounted for 23.17 million square feet, marking a strong recovery in leasing activity after a slower period earlier in the year.

Bengaluru remained the leading office market, accounting for 33.4% of quarterly leasing. Hyderabad followed with 19.6%, while Delhi NCR recorded 18.1% and Mumbai 12.4%.

Global Capability Centres (GCCs), which handle technology, research, finance and other business operations for international companies, are an important source of demand. They leased 26.2 million square feet during the first nine months of 2026, registering 30.6% year-on-year growth.

Technology companies, banking and financial services firms, manufacturing businesses and flexible-office operators also contributed to office-space demand.

Retail Spaces Shift Towards High Streets

The retail property market is showing a different pattern. Cushman & Wakefield reported 2.22 million square feet of retail leasing across eight major Indian cities in Q3 2026.

High-street locations accounted for 1.51 million square feet, representing 67.9% of the total. Leasing in these locations increased 33.1% compared with the same quarter last year.

Shopping malls accounted for 0.71 million square feet, or 32.1% of leasing. Mall leasing declined during the quarter, partly because suitable premium spaces were limited.

The report also found that Grade A mall vacancy fell to 4.8% in Q3, indicating tight availability in the country's organised premium mall segment.

Delhi NCR led retail leasing with 0.55 million square feet. Hyderabad followed with 0.45 million square feet, while Mumbai recorded 0.35 million square feet. Hyderabad's year-on-year retail leasing growth was particularly notable.

Fashion, Food and Lifestyle Brands Drive Demand

Fashion retailers remained the largest category of retail-space occupiers during the quarter, accounting for 24.9% of leasing. Food and beverage businesses contributed 19.2%, while accessories and lifestyle brands represented 13.1%.

Together, these three categories accounted for more than half of quarterly retail leasing.

The figures suggest that brands are looking beyond the availability of a shop. Visibility, customer access, surrounding residential catchments, parking, public transport and the overall shopping experience are becoming important factors when selecting a property.

For developers, this creates an opportunity to design retail destinations that combine shopping, dining, entertainment and everyday services rather than simply adding more commercial floor space.

What the Market Trend Means for Property Investors

The latest numbers may attract attention from investors considering commercial shops, office units, retail buildings and mixed-use developments. However, strong leasing figures at the national level do not guarantee that every property or location will generate good returns.

Investors should examine the local demand for shops and offices, the number of competing properties, occupancy levels, rental terms and the financial strength of potential tenants.

Before purchasing a commercial unit, buyers should also verify the property's approved land use, building permissions, completion or occupancy certificates, title documents, access arrangements and applicable association or maintenance charges.

A property in a busy area may still face vacancy if its layout, frontage, parking or rental expectations do not suit businesses. Rental income should be assessed using realistic local comparisons rather than promotional projections.

More Retail Supply Expected Through 2028

The retail market could receive additional support from new developments. Cushman & Wakefield estimates that around 12.7 million square feet of Grade A mall space is expected to enter the market through 2028.

This pipeline may give retailers more options and gradually ease the shortage of quality shopping-centre space. However, the success of new projects will depend on location, connectivity, tenant mix and the ability to attract regular visitors.

India's commercial property market is therefore entering a phase in which quality and location matter as much as the amount of space being developed. Office demand remains strong, while retail businesses are favouring accessible and commercially active destinations.

For buyers and investors, the key lesson is to evaluate each property on its own fundamentals. Market growth can create opportunities, but careful legal checks, realistic rental estimates and location-based research remain essential before making a commercial real estate investment.
