The development is significant for farmers participating in Amaravati's land-pooling programme and highlights the government's continuing efforts to resolve land-related issues in the capital region.

APCRDA Allots 55 Residential and Commercial Plots

APCRDA conducted the e-lottery at its Rayapudi commissionerate. A trial run was organised in the presence of beneficiaries before the final electronic allotment.

The distribution includes:

  • 32 residential plots for housing purposes.

  • 23 commercial plots for business activities.

  • Officials distributed provisional allotment certificates to the beneficiaries and encouraged them to complete registration formalities at the earliest.

GIS personnel and village surveyors will assist farmers in identifying the exact locations and boundaries of their allotted properties.

Why Were Fresh Plot Allotments Necessary?

Some farmers faced difficulties with their earlier allocations because of legal disputes, changes in road alignments and land parcels that had not been acquired.

These complications affected the original allotment arrangements and created uncertainty among beneficiaries.

The latest exercise aims to resolve these pending issues by providing alternative plots through a transparent electronic lottery.

For participating farmers, receiving a confirmed plot location and completing registration are important steps towards securing their property rights.

    Amaravati Land Pooling Scheme Explained

Under the Amaravati Land Pooling Scheme, eligible farmers voluntarily contribute agricultural land for capital-city development.

In return, they receive developed residential and commercial plots according to the applicable government rules.

The authority uses pooled land for planned infrastructure, roads, residential areas and commercial development.

The value of returnable plots can depend on location, road connectivity, infrastructure availability and future economic activity. However, development potential should not be confused with guaranteed appreciation in property prices.

New Rules: Annual Benefits for Small Landowners

Another important development is the Andhra Pradesh government's September 24, 2026 amendment to the Capital Region Land Pooling Scheme Rules, 2025.

The amendment provides minimum annual annuity benefits to eligible farmers who contributed less than one acre of land.

    The prescribed benefits are:

    • Dry land: ₹40,000 annually.

  • Jareebu land: ₹60,000 annually.

  • Payment period: 10 years.

  • The eligibility conditions include ownership and land-extent confirmation by December 2, 2025, for the seven notified villages covered by the relevant government order.

The benefit is intended for original landowners who surrendered their land and continue to hold their corresponding developed returnable plots. If part of the plots has been sold, payment will be proportionate to the retained extent. Subsequent purchasers are not eligible for this particular annuity.

What Should Amaravati Plot Buyers Check?

People planning to purchase residential or commercial plots in Amaravati should carefully examine the legal and registration status before investing.

    Important checks include:

    • Verify the original ownership and allotment documents.

  • Check the approved layout and plot number.

  • Confirm survey numbers and physical boundaries.

  • Examine registration records and applicable approvals.

  • Check for pending court disputes or restrictions.

  • Consult a qualified property lawyer before completing the transaction.

  • Buyers should also understand that benefits provided specifically to original land-pooling farmers do not automatically transfer to subsequent purchasers.

Amaravati Property Market: What Comes Next?

The latest allotment is another step towards resolving pending land-pooling commitments in the capital region.

For farmers, the priority is securing clear property documentation. For buyers and investors, infrastructure development, legal clarity and registration progress will remain important factors.

Amaravati's property market may attract further attention as the capital project advances. However, investors should evaluate individual plots based on verified documents, location and development status rather than relying only on future growth expectations.

The latest APCRDA allotment sends an important message: transparent land allocation and clear ownership documentation remain essential to building confidence in Amaravati's real estate market.
