Hyderabad Housing Market: Rising Unsold Inventory

Hyderabad's residential market recorded 26,068 home sales in the first half of 2026, down 13% year-on-year. Meanwhile, new launches surged and unsold inventory climbed to 1,42,722 units, raising questions about affordability, supply and future buyer opportunities.

Hyderabad Home Sales Hit 4.5-Year Low as Unsold Flats Rise 21%

Hyderabad's residential property market is showing signs of a slowdown, with home sales declining even as developers continue to introduce new housing projects. Greater Hyderabad recorded 26,068 residential home sales in the first half of 2026, marking a 13% decline compared with the corresponding period last year. The figures indicate the weakest half-year performance in around four and a half years, according to the Hyderabad Housing Report released by CREDAI Hyderabad and CRE Matrix.

Despite fewer homes being sold, the average ticket size increased by 10% to ₹2.03 crore, compared with ₹1.85 crore in the first half of 2025. The total value of residential properties sold during the six-month period stood at ₹52,913 crore. These figures highlight an important trend: fewer transactions are taking place, but the average value of homes purchased continues to rise.

One of the major developments in Hyderabad's real estate market is the growing difference between newly launched homes and completed sales. Developers introduced 49,656 housing units during the first half of 2026, representing a 37% increase from the same period last year.

With new launches substantially exceeding the 26,068 homes sold, the supply of available and upcoming residential properties has expanded. The increase in housing supply reflects continued developer activity, but it also raises questions about how quickly buyers will absorb the additional inventory.

For prospective homebuyers, the growing choice of residential projects could provide more opportunities to compare locations, layouts, amenities and prices. However, the availability of more projects does not automatically mean that every developer will reduce prices or offer discounts.

Unsold housing inventory rises to 1.42 lakh units

Unsold residential inventory increased 21% year-on-year to 1,42,722 units during the first half of 2026. The reported inventory overhang reached approximately 29 months, suggesting that the existing stock would take around two years and five months to be absorbed if the recent sales pace continued.

However, the inventory figure needs context. Not every unsold home is ready for immediate occupation. Only around 21% of the stock was ready to move into or scheduled for completion during 2026. Approximately 59,400 units were expected to be completed in 2027–28, while another 53,800 were scheduled for 2029 or later.

This means buyers should distinguish between completed apartments and projects that are still under construction. Completion timelines, construction progress and the developer's delivery record remain important factors when evaluating a property.

Why are home prices still high?

The rise in average ticket size, despite falling sales, suggests that higher-value properties continue to influence the market's overall transaction value. Larger apartments and premium housing projects can increase the average amount spent per purchase even when the total number of transactions declines.

The average ticket size is not the same as the average price per square foot. It reflects the average value of a home sold and can change depending on the size, location and price category of properties purchased during a period.

Buyers should therefore avoid assuming that property prices have risen by exactly 10% across every neighbourhood. Individual prices depend on the project, construction quality, amenities, connectivity, floor level and possession status.

What should homebuyers do now?

The changing housing market makes careful research especially important. Buyers can compare several projects in their preferred areas rather than making decisions based only on promotional offers or expected future appreciation.

Before booking a property, homebuyers should:

  • Verify the project's registration and relevant approvals.

  • Check the construction stage, possession date and agreement conditions.

  • Compare the total cost, including parking, maintenance deposits, taxes and other charges.

  • Review the developer's record of delivering previous projects.

  • Assess commuting requirements, water supply, transport access and nearby facilities.

  • Calculate whether the monthly loan repayment fits comfortably within household income.

  • Buyers considering under-construction homes should also check applicable RERA disclosures and understand the remedies available if possession is delayed.

    Hyderabad's housing outlook

The latest figures point to a market where sales volumes have weakened while prices and new supply remain elevated. The increase in unsold inventory deserves attention, but it does not prove that a citywide price crash is imminent. Much of the reported stock is scheduled for completion in future years, and demand can differ considerably between neighbourhoods and price segments.

For buyers, the key is to focus on affordability, project quality and long-term suitability instead of relying on broad market predictions. For developers, the widening gap between launches and sales makes inventory management and realistic pricing increasingly important.

Hyderabad's residential market will need to balance new supply with actual purchasing demand. The next few quarters should provide a clearer picture of whether sales recover, inventory stabilises and developers adjust their strategies.
