Luxury Fashion Brands Expand in London as Burberry Plans New Flagship Experience

London is strengthening its position as a global luxury shopping destination, with international and British fashion labels continuing to invest in new stores and flagship experiences. One of the biggest developments is Burberry's plan to transform its iconic Regent Street store into Burberry House, a new retail concept designed to bring fashion, heritage and hospitality together.

The move comes at a time when retailers are facing cautious consumer spending and pressure on fashion sales. Yet brands are still competing for prominent locations in the British capital.

Burberry plans a new chapter on Regent Street

Burberry announced plans in October 2026 to restore and reimagine its flagship at 121 Regent Street. The redesigned destination is expected to open in autumn 2027, while the store will continue operating during the phased refurbishment.

The project will introduce the Regent Concept, a new global store design language developed with interior designer Peter Mikic. Inspired by the character of a British home, the concept aims to create a more welcoming and personal shopping environment.

Planned features include spaces dedicated to trench coats, archive displays, private client appointments and a tea and coffee service. The restoration will also bring back the historic Burberrys clock associated with the brand's earlier London store.

New fashion names choose London

Burberry is not the only label investing in the city. DeMellier opened its first store in Sloane Square, US-based TWP made its UK retail debut in Mayfair, and French brand Sézane added a third London location in Chelsea during October.

These openings show how London continues to attract both established luxury houses and newer premium labels. The city's international visitors, wealthy customer base and well-known shopping streets make it an important location for brands seeking visibility.

A CBRE report published in October estimated that luxury brands had invested around £400 million in flagship store fit-outs across Bond Street and Sloane Street since 2025. It also reported that more than 80 international brands from 27 countries were seeking their first London location during the first half of 2026.

Retail expansion meets cautious shoppers

The store-opening activity comes with challenges. Retailers have faced subdued fashion sales, pressure from operating costs and customers who are more careful about discretionary purchases. Warmer weather also affected demand for autumn and winter clothing.

This creates a contrast in the market: brands are investing in physical stores while shoppers are becoming more selective about where they spend.

Why the London retail shift matters

Luxury shopping is increasingly about more than displaying products. Brands are using architecture, personal services, exhibitions and hospitality to give customers reasons to visit stores instead of shopping only online.

Burberry House reflects this approach. Its planned mix of fashion, archive experiences and customer services could become a model for how the brand presents itself in other markets.

London's latest store developments suggest that leading fashion labels still see value in a physical presence. The challenge will be turning impressive retail spaces into lasting customer loyalty and sustainable sales.
