A joint venture between Tata Realty and Infrastructure and Canadian pension investor CPP Investments is exploring the sale of two commercial office properties in Chennai and Gurugram for around ₹10,000 crore, according to a Financial Express report. Intellion Park accounts for around 4.6 million square feet, while Intellion Edge covers approximately 1.8 million square feet. The report, citing sources, said the joint venture intends to monetise the properties as its fund approaches the end of its life.
Proposed sale could help reduce debt
The potential sale could also help Tata Realty and Infrastructure reduce its debt, according to the report. TRIL's standalone debt stood at ₹1,218 crore as of March 2026.

Tata Realty and Infrastructure is part of Tata Sons. CPP Investments is a Canadian institutional investor with a substantial portfolio in India across real estate and other asset classes.
The two companies announced their joint venture in April 2022 to develop and own commercial office properties across India. The venture aimed to build a portfolio with assets under management exceeding ₹5,000 crore.
The joint venture was initially seeded with Intellion Park and Intellion Edge, which were owned by TRIL.

Commercial office assets remain a focus for institutional investors
The proposed transaction highlights the role of institutional investors in India's commercial property market. Large office campuses can attract investors seeking income from leased commercial space, although valuations and buyer interest depend on factors such as occupancy, rental agreements, financing conditions and future demand.
Intellion Park has also received EDGE Zero Carbon certification from the International Finance Corporation, according to The Financial Express report.
The report said the joint venture had previously considered further Grade A commercial office developments in major Indian cities, including Mumbai, Delhi, Pune, Bengaluru, Hyderabad and Chennai.
Transaction remains proposed
The proposed sale should not be treated as a completed deal. The Financial Express reported that Tata Realty and Infrastructure did not comment when contacted, while CPP Investments declined to comment.
The final transaction value, timing and terms would depend on the outcome of the sale process and any eventual agreement.
