The company’s consolidated sales across its residential, industrial clusters and integrated cities businesses increased 48% year-on-year to ₹2,101 crore in the first half of FY27. Consolidated profit after tax, after non-controlling interests, stood at ₹102 crore, compared with ₹99 crore in the year-ago period.

Residential pre-sales during the six-month period covered a saleable area of 1.29 million square feet. Residential collections also increased to ₹1,152 crore from ₹1,086 crore in the first half of the previous financial year.

The company continued to record growth in the second quarter ended September 2026. Residential pre-sales rose 41% year-on-year to ₹1,063 crore, while consolidated sales across residential and industrial-related businesses increased 32% to ₹1,126 crore.

However, profitability weakened during the quarter. Consolidated net profit after non-controlling interests declined 67% year-on-year to ₹16 crore from ₹48 crore in the corresponding quarter last year. Revenue from the integrated cities and industrial clusters business also declined compared with the previous year.

Mahindra Lifespaces said business development remained strong, with further opportunities in its integrated cities and industrial clusters business expected during the second half of FY27. The company leased 38.9 acres during the first half, including 36.9 acres in the second quarter.

The results show that residential sales momentum and project additions remained strong during the first half of the financial year, even as quarterly profitability came under pressure. The company's performance in the coming quarters will depend on project execution, customer collections and its ability to convert new development opportunities into sales.
