Transaction volume fell 43% year-on-year, while total deal value declined 76%. Compared with the April–June 2026 quarter, transaction volumes fell 38% and deal value decreased 69%, when the sector had recorded transactions worth $2.3 billion.
Private equity remained the largest contributor to real estate deal value, accounting for 79% of the total during the September quarter. Investors were increasingly prioritising assets with predictable cash flows, clearer execution prospects and the ability to remain resilient through different market cycles.
Commercial properties can provide recurring rental income when occupancy levels, lease terms and tenant payments remain stable. Established residential development platforms can also attract institutional capital because they offer access to housing demand and multiple projects rather than a single development.

The fall in overall deal value does not necessarily mean investors have withdrawn from the sector. Instead, the data suggests that investment decisions are becoming more targeted, with greater emphasis on asset quality, financial visibility and risk management.
This shift may affect developers seeking institutional funding. Companies may need to demonstrate credible project execution, sound financial management and realistic expectations for leasing or home sales to secure investment.
The figures also highlight the impact that a small number of large transactions can have on quarterly totals. When fewer high-value deals are completed, overall investment value can fall sharply even if activity continues across smaller transactions.

Investors and developers will be watching upcoming quarters to see whether large transactions recover and whether institutional capital broadens its participation across the Indian property market.
The report suggests that investment activity remains present, but the ability to generate reliable income and manage risks is becoming increasingly important to real estate investment decisions.
