Global Land Market Trends Janatha Mirror

Global land markets are changing as infrastructure, digital land records and sustainable urban planning influence the value of plots and layouts.

1. Land Value Is No Longer Just About Location

Worldwide demand for developable land is evolving. Investors and developers increasingly assess infrastructure access, planning permissions, utilities and environmental conditions alongside location. A United Nations-linked report ahead of World Cities Day on October 31 highlighted the need to balance new housing with productive farmland and green spaces. It signals a broader shift: future-ready land may be more valuable than a cheap plot without services.

2. Infrastructure Corridors Attract Development

Roads, rail networks, airports and industrial corridors continue to influence where developers acquire land. In India, Cushman & Wakefield reported 18,158 acres transacted across 33 cities between 2021 and Q1 2026. Its research identifies infrastructure-led corridors and growing Tier-II city activity as important trends.

3. Transparent Records Become a Key Advantage

JLL’s 2026 Global Real Estate Transparency Index found that two-thirds of the 88 markets tracked improved their transparency. Digitised land registries and better market data can help buyers and investors assess ownership, pricing and development risks. Digital records, however, do not replace legal verification.

4. Buyers Must Check More Than the Plot Price

Before buying a plot or layout, verify title history, zoning, approved layout plans, road access, drainage, water and electricity connections, and applicable development restrictions. Check official land records and planning authority approvals independently. A low price is not a bargain if the land has unclear ownership or cannot be legally developed.
