Rising Home Stock Could Give Buyers More Bargaining Power
Housing Market Shift: More Choices, Tougher Buying Decisions

India Housing Market Shift Janatha Mirror
India’s housing sales are recovering, but unsold inventory and premium-focused launches are reshaping the market. Buyers may have more choices and room to negotiate.
1. More Homes, More Choices for Buyers
India’s residential market is entering a new phase: home sales are improving, but available housing stock is also growing. ANAROCK data for Q3 2026 shows sales across seven major cities rose 3% year-on-year to about 1,00,220 units. Available inventory, however, increased 12% to nearly 6.31 lakh homes. This growing choice could strengthen buyers’ ability to compare projects and negotiate, particularly where several similar developments compete for customers.

2. Developers Still Favour Higher-Priced Homes
New residential launches increased 18% to around 1.14 lakh units during the quarter. Yet affordable supply remains limited: homes priced below ₹40 lakh accounted for only 14% of new launches. Most new supply was concentrated in higher price brackets. This creates a gap between the homes developers are building and what many budget-conscious households can comfortably afford.
3. Hyderabad’s Supply Surge Deserves Attention
Hyderabad recorded around 12,970 home sales in Q3, up 15% year-on-year. But new launches jumped 120% to approximately 18,950 units. ANAROCK estimated the city’s inventory overhang at 28 months, compared with 19 months across the seven-city market. This does not guarantee falling prices, but it makes project-level comparisons and careful negotiations especially important.

4. Smart Buying Needs More Than a Discount
Homebuyers should compare completed and under-construction properties, check RERA registration, approvals, construction progress and possession commitments. They should also calculate registration, interiors, maintenance and loan costs before deciding. A larger supply of homes can create opportunities, but location, quality and affordability remain decisive. The next market test is whether actual buyer demand can absorb the growing pipeline.
