The growth comes amid sustained demand from multinational corporations, global capability centres (GCCs) and flexible workspace operators seeking office space across India's leading business destinations.
Global Companies Drive Office Demand
Global capability centres are playing an increasingly important role in India's commercial property market. These centres perform functions such as technology development, finance, analytics, research and business operations for multinational companies.
Across eight major Indian office markets, GCCs accounted for 41% of office transactions during the first nine months of 2026, compared with 37% during the corresponding period in 2025.

Hyderabad's technology ecosystem, skilled workforce and established commercial districts have helped attract businesses looking to expand their Indian operations.
The city's office market has become an important destination for companies seeking access to technology professionals and modern workplace infrastructure.
Hyderabad Ranks Among India's Leading Office Markets
India's eight major office markets recorded a combined 66.7 million square feet of leasing transactions during the first nine months of 2026, broadly matching the level recorded a year earlier.

Bengaluru led the market with 16.7 million square feet of transactions, while Hyderabad ranked second with 13.1 million square feet.
The latest quarterly figures indicate that Hyderabad's office market gained momentum during the July–September period, even as overall leasing activity across the country's leading markets remained broadly stable.
New Office Supply Also Increases
The report also highlighted a significant increase in new office supply. Across the eight major markets, developers completed 48.6 million square feet of office space during the first nine months of 2026, compared with 32.5 million square feet in the same period last year.
The increase in supply reflects continued investment in commercial infrastructure, although the long-term performance of individual developments will depend on tenant demand, location and rental costs.
For Hyderabad, maintaining a balance between new office construction and actual occupier demand will be important as developers bring additional commercial space to the market.
What the Growth Means for Hyderabad
Rising office leasing can support employment opportunities in technology, professional services, facilities management and other business-related sectors. It can also benefit commercial property owners, workspace providers, transport services and businesses operating around major office districts.
However, higher leasing activity does not automatically translate into an equivalent increase in jobs. Actual employment growth will depend on the nature of business expansion, workforce requirements and broader economic conditions.
With multinational businesses continuing to evaluate India as a destination for global operations, Hyderabad's performance in the coming quarters will remain an important indicator of demand for commercial real estate.
The latest figures suggest that the city continues to attract significant corporate interest, reinforcing its role in India's expanding technology and services economy.
