India Housing Price Trends 2026 – Janatha Mirror

RBI data shows 3.6% annual housing price growth in Q1 FY27, while NHB's 50-city index indicates 7%. What do the figures mean for buyers?

Housing Prices Rise Across India, but Growth Varies by City

India’s residential property market continues to record price growth, although the pace differs across cities and measurement methods. The RBI’s All-India House Price Index rose 3.6% year on year in April–June 2026, reaching 117.5, with a 1.1% quarterly increase. Separately, NHB RESIDEX recorded 7% annual growth in its 50-city assessment-price index for the same period.

These figures are not directly comparable: RBI tracks registered transactions, while NHB uses lender valuations. NHB reported that 47 of its 50 cities recorded annual increases. Bengaluru led among the major cities it highlighted, with 21.5% growth. For buyers, the message is clear: national averages cannot predict prices in a particular locality. Compare actual transactions, property quality, supply and affordability before deciding.
