Telangana has eased registration for eligible 22-A properties with valid approvals. Plot buyers must still verify ownership, layout permission and legal status.

Plot Buyers Alert: Registration Relief Does Not Replace Legal Checks

Telangana’s decision to allow registration of certain properties listed under Section 22-A has brought fresh attention to plot and land transactions. The development may help some property owners, but it does not mean every restricted property is automatically cleared. Buyers should independently verify land ownership, approved layout plans, survey details, encumbrances and access roads before paying an advance. In Andhra Pradesh, buyers of unapproved layouts should also check the applicable regularisation status with the competent authority. A registration opportunity is not a substitute for a clean title.
