1. Commercial Property Demand Strengthens

India’s commercial property market is showing renewed activity. Retail space absorption reached approximately 5.8 million sq. ft during January–September 2026, up 19% year-on-year, according to CBRE data. Office leasing also reached a record 61.06 million sq. ft during the same period, according to JLL. The figures point to continued demand for quality business and shopping locations.

2. Retailers Prefer High-Visibility Locations

Fashion, food and beverage, and lifestyle brands are driving retail demand. Cushman & Wakefield reported 2.22 million sq. ft of retail leasing across eight major cities in Q3 2026. High-street locations accounted for nearly 68% of that activity, showing retailers’ preference for accessible areas with strong customer visibility. Quality mall space remains relatively limited.

3. Hyderabad Gains Commercial Importance

Hyderabad recorded around 0.9 million sq. ft of retail absorption in the first nine months of 2026. Its Q3 retail leasing reached 0.45 million sq. ft, up 18.3% year-on-year. The city also recorded 9.93 million sq. ft of office leasing during the first nine months, a 32% annual increase, highlighting its growing importance for corporate and retail occupiers.

4. What Investors and Businesses Should Watch

Demand growth does not make every commercial property a safe investment. Buyers and landlords should assess location, footfall, tenant quality, vacancy, rental levels, parking, access and operating costs. Businesses should compare total occupancy expenses, not just advertised rent. Investors should examine lease agreements, property approvals and realistic rental yields before committing capital.
