TG RERA initiates penalty proceedings over two plotted developments, reinforcing the need for buyers to verify project registration and land approvals.
TG RERA Orders Penalty Proceedings Against Two Developers Over Unregistered Plot Ventures

Before purchasing a plot, buyers should verify the project's TG RERA status where applicable, approved layout, title documents and the seller's legal authority. Brochures and verbal promises are not substitutes for official records.
The Telangana Real Estate Regulatory Authority (TG RERA) has directed the initiation of penalty proceedings against two developers over plotted ventures allegedly marketed without mandatory registration under the Real Estate (Regulation and Development) Act, 2016.
According to a Deccan Chronicle report published on October 18, the cases involve BVR Infra Developers' SV Golden City-III project at Kadthal in Rangareddy district and Sivom Projects' Sahasra II venture at Jeedimetla.

Action Over Plot Marketing
In the case involving SV Golden City-III, TG RERA found that the 85-plot venture exceeded the applicable exemption limits and had been marketed without the required registration, the report said.
In a separate matter, the authority ordered penalty proceedings concerning the sale of plots in Sivom Sahasra II. It also directed BVR Infra to refund ₹10.95 lakh to two buyers, with annual interest of 10.70%.
The proceedings highlight the regulatory requirements that developers must meet when marketing and selling plotted developments. The precise consequences in each case depend on the authority's orders and any further proceedings.

Why RERA Registration Matters
RERA registration is intended to improve transparency and accountability in covered real estate projects. Buyers should not assume that a project is compliant simply because it has been advertised, has a sales office or offers a low booking price.
Before paying a booking amount, prospective buyers should verify the project's registration status on the official TG RERA portal, check layout approvals and confirm the seller's legal authority to sell the land.
Buyers should also review the title documents, access roads, promised infrastructure, payment terms and refund provisions. Independent legal advice can be useful for significant land purchases.

Advice for Plot Buyers
The cases serve as a reminder to verify documentation before committing funds to a plotted venture. Marketing material and verbal assurances should not replace official records.
Buyers who suspect a violation should preserve advertisements, receipts, agreements and payment records, and seek guidance from TG RERA or a qualified legal professional.
