Transactions Increase in the Second Quarter
The report recorded 1,651 transactions in homes priced above ₹5 crore in the second quarter of FY27, up 10.5% from 1,499 in the first quarter. The transaction value increased 17.1% to ₹17,600 crore.
Homes priced between ₹5 crore and ₹10 crore accounted for the largest share by volume, with 2,212 sales worth ₹14,845 crore during the six-month period. The ₹10 crore–₹20 crore segment recorded 703 sales worth ₹9,399 crore.

September was particularly strong, with nine homes in the ₹50-crore-plus category sold for a combined ₹696 crore, according to the report.
Demand Spreads Beyond Traditional Luxury Locations
Worli remained a prominent market, while locations including Andheri West, Versova and Tardeo also recorded substantial increases in average prices. The report suggests that demand for high-end homes is no longer concentrated in just one or two established neighbourhoods.
Market Perspective
The figures show strong activity at the premium end of Mumbai’s market, but they do not represent the broader housing market or typical homebuyer budgets. High-value transactions can materially affect total sales values even when the number of buyers is limited.

Buyers and investors should compare completed transactions, building quality, location, liquidity and recurring ownership costs. A rise in average prices over one quarter should not be treated as a guarantee of future appreciation.
