Developers are preparing more housing launches for FY27's second half, even as home sales volumes remain subdued and affordability pressures continue.
Housing Market at a Turning Point as Developers Prepare New Projects
India's residential property market is entering a new phase. Developers are preparing more project launches for the second half of FY2026–27, supported by demand and sales growth in several cities. A November 2 report citing Jefferies estimates says housing sales value across the top seven cities rose around 17–20% year-on-year in July–September 2026, while sales by area increased only 6–8%. Higher property prices contributed to the gap. However, Knight Frank data shows sales across eight major cities were almost flat at 2,58,238 homes during January–September, while new launches rose 4% to 2,79,899 units. This suggests buyers have choices, but affordability and location matter more than ever.
