Price Growth Continues, but Buyers Compare More
India Housing Trends 2026: Prices Rise as Buyers Turn Selective

India Housing Trends and Price Index 2026 – Janatha Mirror
India’s housing market remains active in 2026, with prices rising across major cities, while buyers weigh affordability, location and project quality.
India’s residential property market is showing steady price growth in 2026, but the latest figures point to a more selective housing market. Anarock data for the July–September quarter shows average home prices across seven major cities increased by 7% year-on-year to around ₹9,714 per sq. ft. Housing sales rose 3% to 1,00,220 units, while the total value of homes sold increased 2% to ₹1.55 lakh crore. The figures suggest that demand continues, although buyers are becoming more careful about budgets and property choices.

The city-level picture is uneven. Bengaluru recorded strong price appreciation in several market reports, while Delhi-NCR also saw significant increases. A NoBroker report for Q3 2026 placed annual price growth at 14.5% in Bengaluru, 10.6% in NCR and 5.6% in Hyderabad. Anarock separately reported 12% growth in Delhi-NCR. These figures come from different research methodologies and should not be treated as one common official index. The National Housing Bank’s RESIDEX provides a separate benchmark: its 50-city assessment-price index rose 5% year-on-year in Q3 FY2025–26.

Hyderabad remains an important market to watch. Anarock reported 12,970 home sales in the city during Q3 2026, up 15% year-on-year. New launches increased sharply to 18,950 units, a 120% rise compared with the same quarter last year. However, the NoBroker report recorded more moderate annual price growth of 5.6%, indicating that strong supply and buyer choice may be limiting faster price increases. For homebuyers, this makes comparisons between neighbourhoods, builders, construction progress and total ownership costs especially important.

The broader trend is a market where prices are rising, but not uniformly. Premium homes continue to attract interest, while affordability remains a concern for many first-time buyers. Rising unsold inventory in some markets also gives buyers a reason to compare projects rather than rush into a purchase. Before booking, buyers should check the project’s RERA registration, approvals, possession timeline, resale potential and the full cost beyond the advertised price. The coming quarters will show whether demand can absorb the growing supply while keeping housing prices on a sustainable path.
