Hyderabad is attracting particular attention in the housing market. ANAROCK's Q3 2026 report recorded approximately 12,970 residential sales in the city, a 15% annual increase. However, new project launches rose sharply to around 18,950 units, compared with 8,630 units in the corresponding quarter last year. This indicates growing developer confidence, particularly in premium housing, while buyers have more projects to evaluate.

Across the country, homebuyer preferences are gradually shifting towards higher-value properties. Knight Frank reported that homes priced above ₹1 crore accounted for 55% of residential sales during the first nine months of 2026, compared with 50% a year earlier. Meanwhile, affordable homes below ₹50 lakh recorded weaker demand. Rising construction expenses and changing financing conditions are also important factors influencing project prices and purchasing decisions.
For prospective buyers, the growing availability of residential projects creates an opportunity to compare locations, prices, construction quality and possession schedules before making a decision.
In Hyderabad and other expanding cities, buyers should carefully verify RERA registration, legal approvals, builder credentials and project completion details. India's housing market continues to offer opportunities, but informed purchasing decisions and affordability will remain essential as competition among developers increases.
