The city recorded 5,620 residential registrations, while homes above ₹1 crore continued to account for a major share of transaction value.

The figures indicate that the overall value of transactions remained stronger than the growth in registration volumes, reflecting the contribution of higher-priced properties.
Premium homes account for a larger share of value
Homes priced above ₹1 crore accounted for 56% of the total residential transaction value in September, compared with 54% a year earlier.
However, registrations in this category fell 12% to 1,291 units. The transaction value declined 2% to ₹2,514 crore.

The affordable segment also faced pressure. Registrations of homes priced below ₹50 lakh declined 20% to 2,883 units, while transaction value fell 15% to ₹970 crore.
The weighted average transacted property price increased 6% year on year to ₹5,021 per square foot.
Market Perspective
Hyderabad's registration data shows that the market is experiencing weaker monthly transaction volumes, while higher-value homes continue to contribute a substantial share of total property value.
The figures do not establish that prices have declined across the city. Average transaction prices and actual market prices can vary by location, property size and category.
For homebuyers, the data highlights the importance of comparing neighbourhood-level prices and project costs rather than relying only on citywide averages. Developers will need to monitor demand carefully, particularly in affordable and mid-market housing segments.
