New Supply Outpaces Sales

The report said developers launched 49,656 homes in the first half of 2026, 37% more than in the corresponding period a year earlier. Unsold housing inventory increased 21% year-on-year to 1,42,722 units, representing an estimated inventory overhang of around 29 months.

Only a portion of the unsold stock was ready for immediate occupation or scheduled for completion during 2026. A substantial number of units were expected to be completed in later years.

Industry participants cited cautious buyer sentiment, uncertainty about job prospects and reduced investment activity among some non-resident Indian buyers as factors affecting demand.

Implications for Buyers and Developers

The combination of fewer sales and higher average prices suggests that the market is not moving uniformly across all segments. Premium projects and locations may perform differently from mid-range or affordable housing.

Market perspective: Buyers should examine project-level inventory, construction progress, possession timelines and the developer's financial standing. Developers, meanwhile, may need to align new launches with the pace of actual sales rather than relying only on headline demand forecasts.

The data describes the first half of 2026 and should not be treated as a full-year result. Subsequent sales and inventory reports will be needed to assess whether demand improves during the second half.
