Hyderabad recorded 5,620 residential registrations in September 2026, down 15% year-on-year, while the total transaction value declined 7%.
Hyderabad Home Registrations Fall 15% in September as Property Transaction Value Declines

One month's decline is not enough to establish a long-term market slowdown. Buyers and sellers should look at trends over several months, compare similar properties and consider local demand before deciding on a price.
Hyderabad: Residential property registrations in Hyderabad declined 15% year-on-year in September 2026, with 5,620 properties registered compared with 6,612 in September 2025, according to data from Knight Frank India reported by The New Indian Express.
The total value of registered residential transactions fell 7% to ₹4,487 crore during the month. The figures point to a slowdown in monthly activity, although the broader market's performance over the first nine months of the year remained relatively stable.

Nine-Month Registrations Remain Nearly Flat
Between January and September 2026, Hyderabad recorded 55,715 residential property registrations, marginally higher than the 55,505 registered during the corresponding period in 2025.
The total transaction value rose 4% to ₹39,910 crore from ₹38,536 crore a year earlier. This suggests that higher-value properties continued to contribute significantly to the market even as monthly registrations weakened.
Premium and Affordable Segments Show Different Trends
Homes priced above ₹1 crore accounted for 56% of the total transaction value in September, up from 54% a year earlier. However, registrations in this price category fell 12% year-on-year to 1,291 units.

The affordable segment also faced pressure. Registrations of homes priced below ₹50 lakh declined 20% to 2,883 units. In the ₹50 lakh to ₹1 crore category, registrations dropped 6% to 1,446 units.
The weighted average transacted price increased 6% year-on-year to ₹5,021 per square foot, according to the report.
What Buyers and Sellers Should Consider
Monthly registration figures can be affected by transaction timing, property prices, financing conditions and changes in government guidance values. A one-month decline does not by itself establish a long-term market trend.

Buyers should compare similar properties in their preferred neighbourhoods, review the total purchase cost and verify project approvals. Sellers should consider recent comparable transactions rather than relying solely on asking prices.
The next few months will help show whether September's decline represents a temporary fluctuation or a more sustained cooling in Hyderabad's residential market.
