GB Realty Plans ₹2,500 Crore Jacob & Co.-Branded Luxury Residences in Mohali

The proposed Airport Road development marks GB Realty’s entry into branded residences in the Chandigarh–Mohali region.
Punjab-based developer GB Realty has announced plans for a luxury residential project on Airport Road in Mohali in collaboration with global luxury watch and jewellery brand Jacob & Co. The proposed development carries an estimated investment of approximately ₹2,400–2,500 crore, according to reports published on October 26.
The developer is positioning the project as Punjab’s first Jacob & Co.-branded residential development. The announcement signals a move into the branded-residences segment, where property developers collaborate with established luxury brands to create premium residential offerings.

Airport Road to Be the Project Location
The proposed project is aimed at buyers in the Chandigarh–Mohali–Panchkula region. The estimated investment includes more than ₹1,000 crore for land acquisition, with the remaining amount allocated to construction, development and related project costs.
GB Realty founder and managing director Gurinder Bhatti said the planned investment reflects the company’s confidence in the Tricity market and its ambition to expand its luxury housing portfolio.
Branded Residences Gain Attention
Branded residences typically combine residential property with a brand-led design identity, premium amenities and a differentiated service proposition. However, the actual offering can vary significantly between projects, and a luxury brand association alone does not guarantee investment returns.

GB Realty has also outlined broader expansion plans, including further investments in luxury and ultra-luxury residential projects over the coming years.
What Buyers Should Verify
Prospective buyers should check the project’s RERA registration status, land title, sanctioned plans, construction schedule, maintenance charges and the precise nature of any brand-related services. They should also compare the price premium with similar luxury properties in the region.
Market Perspective
The announcement highlights developers’ efforts to differentiate high-end housing through branding and lifestyle positioning. Whether this strategy produces durable value will depend on project execution, location, quality, recurring costs and demand from end users.

The proposed investment figure is not the same as completed construction or confirmed sales. Buyers should wait for detailed project documentation and verify approvals and contractual commitments before making a booking.
