Experion Plans ₹10,000 Crore Investment in Indian Real Estate Over 5–7 Years

The developer is evaluating land in Gurugram and Noida, with luxury housing remaining a major focus.
New Delhi, October 27: Experion Developers, the Indian real estate platform of Singapore-based AT Capital Group, plans to invest an additional ₹10,000 crore in the Indian property market over the next five to seven years, with much of the investment expected to be directed towards Gurugram and Noida, according to a report published by Hindustan Times on October 27.
The group has already deployed close to ₹5,000 crore in Indian real estate through Experion, using the foreign direct investment route. The proposed additional commitment is intended to support land acquisition, approvals and future construction.

Gurugram and Noida Remain Key Markets
Experion is evaluating land opportunities in Gurugram and Noida, where it sees continued demand for premium and luxury housing. Company executives said around 60–70% of the planned investment could go towards land acquisition to secure a pipeline for future projects.
The investment will be phased over several years rather than spent evenly each year. Actual project-wise allocations will depend on land transactions, approvals and development schedules.
Branded Residences and Senior Living Under Evaluation
The company is also evaluating opportunities in branded residences and senior living. However, it has not announced a specific project in either segment.

Experion said it would consider acquiring stalled projects through insolvency proceedings where the underlying asset and title are clear. The approach could offer opportunities to expand its portfolio while requiring careful legal and financial due diligence.
Sales and Development Outlook
For FY27, Experion expects bookings to exceed its FY26 level of approximately ₹4,000 crore and is planning further launches. The company expects its planned developments to deliver around 3,000 homes and plots, with a significant share in the National Capital Region.
Market Perspective
The planned investment signals continued confidence in premium housing, but a large investment commitment does not automatically translate into immediate construction or sales. Land acquisition, regulatory approvals, funding conditions and project execution will determine the pace of delivery.

For homebuyers, the expansion may eventually increase choice in selected markets. Buyers should still assess each project's RERA registration, title, delivery record and pricing independently.
