Hyderabad is strengthening its position as an important commercial property destination. JLL recorded approximately 9.93 million square feet of office leasing in the city during the first nine months of 2026, representing 32% annual growth. Hyderabad accounted for 19.6% of national office leasing in the third quarter. Technology companies, global capability centres and financial services businesses are contributing to demand. Areas such as HITEC City, Madhapur, Gachibowli and the Financial District continue to attract corporate occupiers looking for modern office facilities and business connectivity.

Retail property is also witnessing a change in demand patterns.
Cushman & Wakefield reported 2.22 million square feet of retail leasing across eight major Indian cities in Q3 2026. High-street locations accounted for 67.9% of leasing, while shopping malls contributed 32.1%. Hyderabad recorded approximately 0.45 million square feet of retail leasing, increasing 18.3% compared with the same quarter last year. Fashion, food and beverage, accessories and lifestyle brands were among the leading occupiers. Limited availability of premium mall space is encouraging retailers to consider prominent high-street locations.

These developments are creating opportunities for commercial property developers, landlords and investors, but choosing the right property remains essential. Investors should examine the location, tenant demand, building approvals, parking, accessibility, maintenance costs and existing vacancy before purchasing office units or retail shops. Rental agreements, lease periods and the financial strength of tenants also need careful evaluation. Hyderabad's growing commercial ecosystem offers opportunities for well-planned office and retail developments, while successful investments will depend on realistic pricing, reliable tenants and long-term business demand.
