Bengaluru Benefits from Demand and Tighter New Supply
Bengaluru’s average residential price rose to ₹11,293 per square foot from ₹9,863 a year earlier. The report attributed the increase to 14% demand growth alongside a 12% decline in new launches, which limited the supply of newly introduced homes.
Hyderabad Records More Moderate Appreciation
Hyderabad’s average residential price reached ₹8,732 per square foot, representing 5.6% annual growth. This was lower than the 9% growth reported for the previous quarter and closer to the 5.1% recorded in the first quarter of 2026.
The report linked the moderation to a sizeable pipeline of housing completions and comparatively modest demand growth. Pune also recorded slower appreciation, at 7.7%, while its average price stood at ₹8,622 per square foot.

Different Markets, Different Conditions
The report indicates that housing price trends depend on local supply, buyer demand and the mix of homes being launched. Bengaluru’s combination of stronger demand and fewer new launches contrasted with markets where a wider choice of available homes may be limiting price increases.
Market Perspective
A citywide average should not be treated as a guaranteed price movement for every neighbourhood or project. Buyers in Hyderabad should compare similar properties in the same micro-market, including carpet area, construction quality, possession schedule and actual transaction values.
Moderating price growth does not automatically mean prices will fall. Buyers and investors should assess affordability, rental demand and the developer’s track record before making a decision.
